Typically, our lending is for 10 – 30 years.
Currently we are lending on retail, offices, industrials, warehousing and distribution property, student accommodation, ground rents and multi-let residential apartment blocks. These may be individual properties or portfolios with a minimum value of £15m - £20m.
We are unable to provide finance against non-income producing assets.
Yes, we offer fixed rate loans which are priced over UK Gilt yields. The rate agreed depends on the loan term, the quality of the properties offered as security, and the loan to value.
Yes, however as well as repaying the principal and interest due, we may need to charge a prepayment fee if we cannot lend in the current market at an equivalent rate.
We charge an arrangement fee for setting up the loan, typically ranging between 0.7% and 1% of the loan amount depending on the size and complexity of the loan. Additionally, the borrower pays for legal and valuation fees.
Generally our minimum loan amount is £10m, and while the majority of our lending is £30m - £50m, in a limited number of cases we may lend over £100m.
Most of our lending is at 50 – 60% LTV, although in some cases we may exceed 60%.
Substitutions are permitted, but subject to lender consent. More flexibility may be available for sufficiently diversified portfolios.
